The Situation:
A buyer looking at 5715 Northaven Road is being asked to commit to a six bedroom, seven and a half bathroom house with a pool, a sauna and a covered patio, and to put money down at contract signing, on the basis of drawings. There is nothing to walk through. There are no photographs, because there is nothing yet to photograph.
Everything the buyer uses to make that decision has to be made in advance. That is what this set of images is.
What we made.
122 assets covering the exterior approach, the rear elevation and pool terrace, the covered patio, the primary suite, the kitchen and open plan living areas, the secondary bedrooms and bathrooms, and the sauna and spa.
The count is high on purpose. A house at this level does not sell on six hero shots. Buyers at this price want to see how a room works, not just how it looks from the one angle that flatters it, so most spaces got several views and several times of day. Interiors were fully styled: furniture, rugs, art, lighting, the things that make a room legible as somewhere to live rather than as a volume with finishes on it.
How it ran
First drafts came back within 48 hours of the drawings landing. That pace is not a novelty. On a project like this the marketing timetable is set by the construction timetable, and every week the listing sits without images is a week of interest going somewhere else. Turnaround is scheduling, not speed for its own sake.
Revisions ran alongside construction as specification decisions firmed up.
